What is Rooster Capital?
Rooster Capital LLC is a Wyoming-based land-flip JV funding partner for experienced land operators. We fund 15–20 land flips per month across the United States with transparent profit splits, no points, no junk fees, and no personal guarantee. Founded by Drew Haney in 2023, we've funded 848+ land transactions across 34 states.
How does the profit split work?
Sliding-scale JV split applied to net profit after capital is returned. Operator earns the largest share when the deal closes fast: 75% on day 0–45, 70% on day 46–90, 60% on 91–135, 50% at 136–180, 45% from 181–300. After 300 days, Rooster Capital takes the property back via Deed in Lieu (0% to operator).
What types of land deals does Rooster Capital fund?
Experienced land operators on raw and rural land deals nationwide: vacant land, subdivision plays, seller-financed parcels, and development-ready properties under contract. Typical deal sizes $10K–$300K+. We do not fund first-time operators without a track record.
How fast does Rooster Capital close on a deal?
Once submitted through Rooster Flow with full documentation (APN, county, asking price, comps, exit plan), underwriting typically returns a decision in 24–48 hours. Approved deals fund and close within days, not weeks.
Are there any fees, points, or personal guarantees?
No. Rooster Capital does not charge points, origination fees, junk fees, monthly interest, or trailing fees. There is no personal guarantee — Rooster Capital takes title and the capital itself is the guarantee.
Who is the founder of Rooster Capital?
