There isn't a hidden catch — the trade-off is explicit. We fund the deal, we take title, the operator runs it, and we split profit (typically 50/50). No points, no junk fees, no personal guarantee. The 50/50 split IS the cost of having a partner who absorbs the downside risk. No. Because Rooster Capital is the JV capital partner (taking title to the property), not a lender, there is no debt for the company to default on.
