What's the catch with Rooster Capital's funding model?

There isn't a hidden catch — the trade-off is explicit. We fund the deal, we take title, the operator runs it, and we split profit (typically 50/50). No points, no junk fees, no personal guarantee. The 50/50 split IS the cost of having a partner who absorbs the downside risk. That trade is best for operators who would rather scale faster with no personal exposure than do fewer deals with their own capital. It's not best for operators who already have cash reserves and a long track record on simple deals — those operators should keep more of the profit.

Has Rooster Capital ever defaulted on a deal or had a bond claim filed against it?

No. Because Rooster Capital is the JV capital partner (taking title to the property), not a lender, there is no debt for the company to default on. When a deal underperforms, the loss is absorbed by the funder — not passed to the operator. There are no bond claims, lender complaints, or unpaid-debt actions filed against Rooster Capital.
