Two answers before you submit.

Are you okay if we sell on owner financing?

Yes. If the exit is owner financing, we can sell the note at closing for a discount. We may each make a little less than on an all-cash resale, but speed is the goal.

Is there a minimum deal size that's too small?

No hard minimum. Submit the deal and let's talk through it. Tiny deals still need clean title, a credible exit, and enough spread, but don't self-filter a good deal because the number looks small.
