What we look for in Florida deals
- Spread. Purchase price at 50% or less of conservative resale value.
- Comps. Recent, nearby sales of similar parcels in the Florida county. Stale comps are the most common decline reason.
- Clean title. Standard title issues are workable; major chain-of-title problems, heir-property gaps, or unresolved liens are not.
- Realistic exit. Cash, seller-financing, or both — with a timeline grounded in Florida comparable sales velocity.
